Inspection
When buying a new home, it’s imperative you get one
done, in order to get an easy to read report that details the present
status of the house. This will include: Inspection of the structure,
systems and components of the home, inside and out, from the foundation
to the roof. I encourage you to attend your home inspection so that I
can describe my process, explain my findings, point out important
maintenance items and answer all of your questions. As a state-licensed
Certified Professional Inspector trained by the InterNACHI and the
American Home Inspector Training Institute, I adhere to a comprehensive
Standards of Practice. This means that during your house inspection I
will inspect all of the following, when visible and accessible:
1. Interior and exterior walls, windows and doors
2. HVAC system 3. Basement/ crawlspace
4. Fireplace
5. Roof and attic
6. Electrical
7. Plumbing
*. Lot, grounds and foundation
*. Attached garage/ driveway
*. Porch and deck
*. Ceilings, floors and walls
*. Built-in appliances and many more.
Following my evaluation, I will compile my findings
in an easy-to-read report, which will include detailed descriptions and
high-resolution digital photos of any issues I’ve discovered. I’ll email
you the house inspection report within 24 hours, and my job isn’t
finished until you understand everything in it.
Pool and Spa Inspection
Pools and Spas (Hot Tubs) are a staple in today’s
modern society. They are prevalent in the area I serve, that’s why I
made sure I’m certified to perform inspections on these items. They are
often overlooked in a real estate transaction, but can cause real big
issues in the future if they are not properly maintained and cared for.
11th Month Home Warranty Inspection
You’ve bought a new house and it came with a standard
12 month warranty. There are a lot of defects that can appear after 11
months of living in the house. Why not get peace of mind and have the
builder honor their warranty before it runs out? After it runs out,
you’re liable for all costs of the repairs.
Annual Home Maintenance Inspection
This service is geared towards people who own a
second home in the area and who want to make sure their house is
properly maintained and cared for. This service can be useful also to
new home owners who are hesitant on how to properly maintain their
houses and who want peace of mind that they are not missing important
clues that can lead to bigger damages if not addressed properly and
timely.
Foreclosure Inspection
You should always get a home inspection before buying
a property, especially when you’re buying a bank-owned foreclosure. In
such cases, it may be impossible to find out how well the home was cared
for, or whether major damage was done right before the past owners left
the property. If the inspection goes well, you’ll enter into the deal
with peace of mind and a better idea of what repairs you’ll have to deal
with. That alone is worth the price of an inspection. If the inspection
reveals a costly disaster, you can back out of the deal and save tens or
even hundreds of thousands of dollars.
New Construction Inspection You’re
having a new house built and it would be great if you could be there to
make sure the contractors you hired are doing their job properly and
according to modern standards of practice. Unfortunately you live out of
town at the moment, or maybe your full-time job and family commitments
don’t allow you the luxury to do just that. That’s why you want to hire
me and have me look over the project at different phases/times in order
to make sure that you get a good and sturdy home.
